The Landlord and Tenant Board in Ontario Is Finally Catching Up | Investor Tips

For the past few years, Ontario landlords have faced long and frustrating delays waiting for hearings with the Landlord and Tenant Board (LTB). Backlogs meant that even straightforward non-payment cases could take six months or more to reach a hearing. But recently, there’s been a noticeable and welcome improvement - the LTB is finally catching up.

As a landlord myself, I recently went through the process and was impressed by how much smoother and faster it was compared to previous years.

My Recent Experience

Here’s my real timeline:

  • August 11: I served an N4 notice for non-payment of rent after my tenant stopped paying.

  • August 27: I filed with the Landlord and Tenant Board.

  • October 29: My hearing was scheduled — just about two months later, which is a huge improvement from the past.

  • October 29: The hearing went as planned, and the tenant chose to go through mediation.

  • October 30: I received the LTB order — just one day later.

If the tenant doesn’t meet the payment deadline outlined in the order, I can proceed to file with the sheriff for eviction.

Why This Matters

This faster turnaround is a major step forward for landlords who rely on timely decisions to protect their investments and maintain fair housing operations. Efficient hearings and quick delivery of orders mean less financial loss and less uncertainty for property owners.

While every case is unique, my experience shows that the LTB has made serious progress in addressing the backlog and improving service times.

Final Thoughts

It’s refreshing to see real improvements at the Landlord and Tenant Board after years of delay and frustration. If this trend continues, both landlords and tenants will benefit from a more balanced, timely, and accessible process.
